Blackstone-backed QTS seeks $800m private debt financing

Blackstone-backed data centre operator QTS Realty Trust is looking to raise around $800m via a private debt placement to refinance debt and support infrastructure demand.

Data centre operator QTS Realty Trust is seeking to secure approximately $800 million through a private debt placement. The financing effort comes amid accelerating demand for artificial intelligence infrastructure, which continues to drive fundraising and capital deployment activity across private credit channels.

The planned debt issuance is structured through a special-purpose entity named QTS Thunder Managing Issuer LLC. Arrangements for the transaction are being handled by a syndicate of financial institutions comprising Mizuho, Natixis, Société Générale, and Wells Fargo, with pricing expected to occur within the week.

As structured, the proposed notes could feature maturities extending from seven to 15 years. QTS plans to direct a portion of the incoming capital toward the refinancing of existing obligations, adding to its previous series of capital raises executed through private debt placements.

Private placements of this type commonly draw capital commitments from major institutional players, particularly insurance companies and asset managers seeking long-dated assets. The company is owned by Blackstone, which acquired the data centre business in 2021 for approximately $10 billion and has since positioned the platform as a cornerstone of its data centre and digital infrastructure strategy.

The transaction signals the deepening reliance of data centre operators on private credit markets to fund large-scale digital infrastructure and support ongoing AI-driven demand. As institutional appetite for long-duration, infrastructure-backed paper persists, private debt continues to serve as an established channel for sponsors managing capital-intensive assets and refinancing obligations.
